$900k in fees for big new development

An ambitious new development near the Freestone Road turnoff on the north side of Warwick has been approved by the SDRC.

Storcat Pty Ltd intends to build three distinct areas including a large self-storage facility, a motel, gym and café/restaurant; and a mixed-use retail area including a showroom, office, healthcare centre, and food and drink outlet.

The owners, who are making a significant investment in the development, applied for and received a material change of use to allow the development, which will be located at 5 Palmer Avenue.

The plan is self-described as “very high quality”, according to documents lodged with the SDRC, including “contemporary design and extensive subtropical landscape planting.”  It will cover 26,330 square metres of current vacant land.

The mixed-use facet will not include supermarkets, or department stores but rather small-scale retail. The large self-storage component will be “ranch-style” storage which will make up the western half of the site, adjoining the heavy rail corridor. There are 57 self-storage units planned.

The motel will be two-story, “highly-contemporary” facility that “draws inspiration from modern subtropical architecture.” There are 30 rooms proposed including the usual amenities.

The applicant held a pre-lodgement meeting with the SDRC in January which allowed SDRC staff to see the key design features.

The SDRC approved the application with a number of conditions around parking, fencing, landscaping, lighting, stormwater, waste and water, in April.

The developers have charged $930,783.50 in infrastructure charges by the SDRC.
